I’ve seen plenty of shifts in the market over two decades, but here’s one that stands out: for the first time in years, new homes are actually offering more value than resale properties nationwide. Median price per square foot for new construction has dipped to $205, just under the $212 mark for existing homes. That’s not just a national trend—it’s showing up in about a third of major U.S. markets and flipping the old script, where new builds usually came at a premium.

Builders have gotten more competitive, dropping prices and tossing in incentives—especially in areas where there’s been a lot of construction and inventory is higher. If you’re hunting for a home in a well-supplied neighborhood, you might find the room to negotiate on new construction is the best it’s been in a while.

From my perspective, the big picture is clear: when we add more homes, we open the door to better affordability for everyone. Of course, slower permitting could put a kink in those gains, but for now, it’s smart to keep new builds firmly on your radar. In a market that rewards strategy and straight talk, sometimes the newest options turn out to be the strongest value.
